The McDuffie Parking Garage in downtown Anderson, SC demonstrates how architectural precast concrete and formliner technology can transform a utilitarian structure into a visually integrated component of a historic urban environment. Designed to complement the surrounding Anderson Historic District, the garage utilizes precast concrete panels enhanced with thin brick formliners and stone-inspired textures to create a warm, contextual façade. These architectural elements introduce depth, pattern, and a rhythmic materiality that echoes traditional masonry, while delivering the efficiency, durability, and speed of precast construction.

Through multiple design iterations and collaboration with local review boards, the project team achieved a balance between modern performance and historic character. The use of thin brick and textured formliners allowed for a cost-effective solution that replicates the richness of hand-laid brick and stone, elevating the structure beyond a typical parking facility. The result is a 320-space garage that not only supports downtown revitalization but also showcases how architectural concrete and formliner systems can enhance community-focused design.
